Lack of Sustained Advocacy and Missed Commitments

I am sharing my experience with Attorney David Langley regarding a contentious HOA legal matter to help others make an informed decision when choosing representation. I paid Mr. Langley thousands of dollars—fulfilling my retainer obligations in full more than once, including covering billed hours ...for him to personally attend Board meetings to observe issues firsthand. Despite this investment, the engagement yielded no actionable progress or resolution. When performance issues and delays arose, the firm relied on shifting narratives rather than accountability: • Unmet Billing Commitments: Toward the end of my engagement with Mr. Langley, he explicitly stated he would not bill me further for advice related to this matter “as a result of seeing firsthand what had happened and for having help from outside council”. Despite that commitment, additional fees were later sought (billing at the firm had not been reconciled for quite some time at that juncture - not my problem), justified after the fact by claims of "courtesy hour cuts" and "discount rates." A verbal commitment should be honored, not retroactively renegotiated. • Missed Deadlines & Shifted Blame: We repeatedly agreed on action plans and target dates. When those target dates passed without progress, inaction was repeatedly attributed to "limited availability" or workload constraints, rather than a consistent, predictable focused effort to bring the matter to closure. • Deflecting Responsibility: After months of inaction on the primary engagement, recommendations shifted toward self-help administrative filings (such as DBPR) or proposing new representation terms, rather than delivering on the strategy originally funded. Mr. Langley may be capable of routine, standard legal transactions. However, for matters requiring sustained advocacy, active legal strategy, and reliable follow-through, I cannot recommend his services.
