Sounds like you may have a claim for damages if the surgeon breached the standard of care and/or performed the surgery in a way not consented to...

Depends on the leak but without that information I would guess this would not make the home uninhabitable. The Landlord should credit 6 days rent...

If it was a non-refundable deposit you'll lose it though I would speak to Landlord about getting out of the Lease.
