She needs to give you a mortgage on the property.

Yes-you can file in Florida.
I do think it would be better for your wife to file
in S.C. because of the custody issues with the children.
If the birth date on the marriage license is wrong, does that nullify the marriage ?

No-can be corrected by affadavit unless the age was an act of fraud and one of parties was too young etc.

It depends on the contract as to what your liability will be.
The title company will most likely transfer the money to a court
