You need to find an apartment building that allows non-emotional support dogs since that is the type of dog you have.

From your statements there doesn't seem to be a way to just get out of the lease - talk to your landlord about finding someone to take it over.

You should ask the landlord to deduct the costs you will be incurring from your rent for that month - that is a reasonable request.
