I would send him a letter via certified and regular mail (w/ certificate of mailing as proof of the latter) reiterating that you gave him timely...

I would fight it. You will need a lawyer to assist you but it may not require a variance.

You cannot just sign a deed into your name....it must be transferred and then the new deed must be recorded. However, you must be very careful...
