Attorney Staci Sabetti Esq. March 18, 2017 I am the Community Manager for one of the Pocono's more diverse and challenging HOA's. For the past several years our community has been in transition both physically and operationally. To assist us in this effort, the Association retains the Law O...ffice of Cramer, Swetz, McManus, and Jordan to handle all of its legal issues. In June of 2015 Attorney Sabetti was assigned to be our lead counsel, from the start I could not have been more impressed and satisfied with her, her attitude, and the quality of her work. Attorney Sabetti has handled issues including debt collection, reviewing community legal documents, such as Covenants, By-Laws, and Rules and Regulations. She was also critical to the final steps in the merger of the HOA and the community's Water Corporation. She has prepared responses to complaints filed with the PA Human Relations Commission and has represented us during fact finding discussions in Harrisburg. Although not unique to our community, the number of foreclosures and bankruptcies increased dramatically during the recent recession. By 2013 our community had over 130 homes in one state or another of financial hardship. Ms. Sabetti’s persistent and skillful efforts have helped bring this number to just 3 homes appearing on the Repository List of Monroe County. Ms. Sabetti and her team have extensively researched many of our largest delinquencies and have helped us to maximize collections. These debts resulted from years of ineffective efforts, and even neglect, by previous management. In the cases we pursued, Attorney Sabetti has been crystal clear as to what our realistic expectations should be. She takes the time to explain what will be gained and what will not be gained by taking legal action against a homeowner. Often operating under shortened time lines due to bankruptcy or foreclosure deadlines, she responds quickly and concisely to opposing counsel and/or to the courts, maximizing results for the community. Attorney Sabetti has been consistently attentive to our needs. She provides clear and immediate communication to me and to our Board of Directors. She is also tenacious, never holding back or delaying on any case she is working on for us. I am especially impressed by Ms. Sabetti’s capacity for attention to detail, following through on cases that are subject to delay by opposing attorneys, taking the time to read closely and challenge unclear or unsubstantiated assertions. Ms. Sabetti has worked tirelessly to help make our community a success again. In 2013 we started with a 32 percent annual assessment collection rate, and by the end of 2016 we were at 95 percent.
