Mr. Zeiger represented us on the closing of our commercial building. He put together a fantastic contract for us. We wanted to give our buyer early occupancy prior to closing and allow him to make improvements 3 months before the agreed upon closing date. Jay informed us of our risks in doing this an...d then went ahead and wrote up the contract to accomplish what we had offered to the buyer to make this deal work. He did this while at the same time protecting our interest. The buyer took occupancy after signing the contract, providing a non refundable deposit and after providing proof of insurance for the building and the workers . In addition to this, all expenses were pro-rated from the day the buyer took occupancy (including taxes, water & sewer). We closed on the agreed day and it was a win /win situation for both the buyer and for us as the seller. Jay is very unique in that he is willing to delve in and consider creative options and write a contract that really works. He is able to translate a client's creative ideas and agreements into proper legal terms and contracts. He can do this while remaining careful and cautious and while keeping his clients interest in the forefront. He will explain risks and allow the client to move forward with their decisions with out a big fear factor. In addition to this, he is very responsive and quick to return all emails and voice mails.
