I am a Long Island Land Use and Zoning Attorney (and Partner) at the law firm of Balsam, Schmid & Huber, LLP, with offices in Port Jefferson Village and East Hampton. Based on my decades of legal experience and having earned both a law degree (Juris Doctor) and Master of Business Administration (MBA) from Syracuse University, I practice my professional craft not just as an attorney, but as a down-to-earth, scholarly facilitator and strategic counselor. This holistic perspective is critical for my “spherical” approach to handling projects and meeting challenges.
I enjoy the in-depth technical analysis required for handling demanding, innovative and novel projects, and am dedicated to helping my clients pursue complex entitlements and navigate regulatory challenges. With deep experience across Nassau and Suffolk Counties, my skill set is focused on guiding clients through the land use and zoning process, including applications for building permits, architectural/historic review, special permits (a.k.a. conditional use permits or special exceptions), site planning, and zoning variances.
As an experienced advocate, I've appeared extensively before municipal boards across Long Island to conduct countless work sessions and public hearings. I excel at working with architects, engineers and surveyors, and at translating sophisticated legal and technical concepts into clear, understandable presentations that create value for my clients, their projects and key stakeholders such as community or civic groups and municipal representatives.
My projects have included commercial, industrial and historic property improvements, community outreach and stakeholder relations, design and engineering plans and surveys involving, among other things, on-site stormwater management, retaining walls, and structural integrity, environmentally sensitive matters at topographically challenging and waterfront sites, extensive deployment of telecommunications infrastructure, forensic property records analyses, municipal/regulatory code analysis and compliance, and preparation of covenants, easements and license agreements.
My goal is to provide meticulous, detail and results-oriented counsel that moves critical projects forward.
