Francesca Annunziata-Asllani

Francesca is a passionate and practical real estate attorney who brings experience, value and professionalism to the closing table.

Francesca brings big firm experience and expertise in a small firm setting, and as such she represents each client zealously and keeps their best interests in mind. Some of the steps along the process include:

·         reviewing and negotiating purchase/sale contracts to obtain the most favorable terms for her clients

·         reviewing and explaining the contract to the client to ensure that the material terms of the contract are to the client’s satisfaction

·         conducting thorough due diligence investigations for the purchase of cooperative and condominium apartments and reporting the findings to clients

·         ordering and reviewing title reports and lien searches to ensure that all is clear of any issues

·         actively monitoring the clients financing and mortgage process to ensure compliance with the terms of the contract

·         attending closing and preparing a closing statement  to reflect the movement of funds for the client to review and understand

·         providing the client with a closing binder for safekeeping with all the important closing documents.

Furthermore, Francesca represents institutional lenders in purchase and refinance transactions (both NY CEMA and straight refinance). She obtains and reviews collateral packages and prepares them for transfer to the new lender (or investor).  She works with the lender to ensure compliance with the new CFPB regulations and ALTA Best Practices.

Francesca is a member of the American Bar Association, New York Bar Association and the Nassau County Bar Association. When she is not representing clients, Francesca enjoys spending time with her husband and her daughter.

Francesca’s practice revolves around three principles:

1.       Accessibility – Your attorney should be accessible to you. You shouldn’t have to leave six messages with a receptionist only to find out that your attorney can’t call you back for three days. Francesca believes that communication with the client is paramount to any legal transaction.  She strives to keep the client informed at each milestone of the real estate transaction, and makes herself available to her clients for any questions or follow up, all with a reasonable turnaround.

2.       Expertise – Your attorney should have answers to your questions. The informed consumer in this modern day and age, has specific questions, which require specific answers. Francesca understands that each transaction is different, and that each client’s level of comfort with certain aspects of the transaction varies. Therefore, Francesca strives to practice law in an adaptive form that manages the client’s expectations by answering questions and increases the client’s level of comfort.

3.       Value – Cheap doesn’t mean good. Expensive doesn’t necessarily mean good either. While the cost of the legal services is certainly important, it should not be viewed in a vacuum. Instead of focusing on price alone, focus on value. Value is essentially “what you’re getting for your money”.
