My husband and I were in contract to buy investment property. Our attorney completely missed a paragraph in the contract where the purchase was subject to a rent stabilized tenant who was not paying rent. After we realized what happened our attorney told us he will not represent us any longer. We... switched to Erik Ikhilov. He met with us and explained that we are bound to a contract or we will lose our downpayment of $50,000.00. However, he explained that he has found issued in the title report that he can use against the seller if we decide not to proceed with the purchase. Long story short, we closed and Erik was able to obtain a $40,000.00 reduction of the purchase price for us. We are very grateful and will use him again without question.

A perfect lawyer for those who question nothing and are willing to just sign their name on the dotted line. Our situation involved amending the seller's offering plan, which the seller was more than willing to do. The process dragged on for a month with zero progress, if not longer, and we are now s...witching lawyers to actually move it along so we can finally close on this condo. Not to mention, there are several questionable entries in the offering plan that the new lawyer raised red flags about and will dispute with the seller. Erik assured us that the plan is a standard one and it was perfectly fine as is. So if you're the trusting kind, or your case is as simple as 1+1=2, then perhaps you'll be fine. Just doesn't seem like he was willing to exert any extra effort beyond telling you where to sign.
