Can a new landlord or current landlord open up a law sue closed.

My guess would be that the present landlord will not be able to recover legal fees from the previous proceedings but I would have to review those...

Reviewing what you wrote, I don't see a defense other than time. You may have some financial offsets and be able to stay on for several months...
