You may have a claim for breach of contract upon which to sue. A Court order would force the return of the files.

Retain new counsel - perhaps "of counsel" to your present attorney....

You will not be able to resolve these matters of accounting and forced sale of the house (action for partition) without counsel. Retain counsel.
