Alexia Sophia Landesman

Alexia Landesman is a New York City zoning and land use attorney and the founder of The Land Law Firm. She represents developers and property owners in all five boroughs, from the first zoning analysis of a site through City approvals and closing.

Her work covers the full range of NYC land use matters. She handles ULURP and ELURP rezonings, including Mandatory Inclusionary Housing and City of Yes applications. She brings variances, special permits, and appeals before the Board of Standards and Appeals. She structures air rights and development rights transfers through zoning lot development agreements, zoning lot declarations, and landmark transfers. And she prepares zoning analysis, due diligence, and zoning opinions for acquisitions, financings, and closings.

Alexia has spent more than a decade in the offices where this work gets done. At the Law Offices of Marvin B. Mitzner, she handled matters before the BSA, the Department of City Planning, the Department of Transportation, and the Landmarks Preservation Commission. At Sheldon Lobel, P.C., she worked on more than 40 matters across the five boroughs. There she took clients through ULURP, coordinated architects, planners, and environmental consultants, and drafted the legal analyses behind each application. As a Senior Associate at Goldman Harris LLC, she handled development rights transfers and public-private partnerships that expanded affordable housing.

Across those roles, she has taken projects from early feasibility through final approval: manufacturing-to-residential rezonings with Mandatory Inclusionary Housing, bulk and use variances for community facilities, special permits for residential buildings, and zoning lot mergers for new development. Clients rely on her to find the approval path that fits the site and to manage the team that gets it there.

Alexia is a member of the New York City Bar Association's Land Use Planning and Zoning Committee. She earned her J.D. from Benjamin N. Cardozo School of Law in 2020 and her B.A. from Brooklyn College in 2017. She is admitted in New York and is fluent in English and Russian.
