I don't claim to know what a hunting lease is, but if it is a valid lease, you can't just be "kicked out" of it.

That very much depends on how the lease is written. If the lease authorizes it, then yes, you can. If not, no you can't.

As long as your rent is being paid late, your landlord is pretty much within his rights to call you and make noise.
