    Once your sister died, the POA was terminated and they no longer had any power. You need to hire an attorney to represent you as the beneficiary in teh probate case and make a claim for what you were bequeathed in the will.

    There are various rules that deal with spouses inheriting IRA's, and one of the biggest factors as to what is best is based on the surviving spouse's age, which we don't know.

    And again, its impossible to say without more specifics, but in general, you want to use a strategy that pushes off RMDs as long as possible, b/c that allows for longer tax free accrual of money.

    Any property owner renting out their property should have insurance on the property, especially liability insurance, in case anyone is injured and tries to make a claim. Technically, if there is no mortgage, an owner doesn't HAVE to have insurance, but it would be extremely foolish not to.
