Well, the P.S. to your question pretty much forecloses any kind of rational action. There are few if any cases in which a lawsuit over $100, or even $1,000 makes sense. Subpoena duces tecum

Depositions, subpoenas and all other discovery devices are subject to the limitation that they not be used to annoy or harass. The language that the examination will be subject to continuance or adjournment from time to time or place to place until completed is standard. I've never heard of anyone making someone wait for hours only to continue another day, but if it happened, you would be well within your rights to object to continuing the deposition. Foreclosures

I agree with Mark and Shelly's answers above. However, if you suspect that the mortgage was somehow wrongful in that the conduct of the lender or the mortgage broker in originating the mortgage was deceptive or that the terms were not what you expected, you should consult with an attorney who deals in consumer protection and have the attorney inspect your loan documents before resigning yourself to bankruptcy or foreclosure.

Real estate appraisals

The mortgage broker practices act RCW 19.146.0210 & .030 make it illegal for a mortgage broker to be involved in any sort of appraisal inflation. If the inflated appraisal caused damage to the buyer or borrower, the Consumer protection act (RCW 19.86) provides a remedy.
