You are leaving out a lot of information. Why did he sign the QC Deed to his girlfriend? Were they in a meretricious relationship/non-marital partnership? Was there consideration for this Deed? (Did she make payments on the property? Did they live together? Did he owe her money? etc.) You said he signed the Excise Tax form, but then said he had an LPO sign "for him". What was the LPO's authority for doing that? Why did the LPO do that if he had already signed it? That form does not have to be...
