A landlord has the right to make REASONABLE repairs and renovations while the tenant occupies the premises. However, this level of major renovation seems unreasonable and may be interfering with your legal right of "quiet enjoyment" as a tenant. I suggest writing a letter to the landlord requesting that he hold off the major work until the summer. You should politely cite your right of quiet enjoyment. I am assuming you and your roommate had an oral (unwritten) agreement for you to live there and for you to pay a certain amount for rent. That created an oral tenancy, which under under California law is presumed to be month to month. Therefore she can give you a 30-day notice to move. You are responsible for your portion of the rent during the 30 day period before you move out.
