You can file a lawsuit to forclose your mechanic's lien. A forclosure action must be filed under Texas law within 1 year.
Much of this depends on the terms under your lease agreement. Typically, you have a landlord's lien on property in the premises. If you comply with the notice provisions, along with the Texas Propety Code provisions governing notice, these items typically can be sold and/or disposed of. Failure to comply with same can result in you being imposed with civil liability.
