    You have the basic grasp of the process, but you should get your LLC active before transferring. Only an active LLC can do business in IL--that includes transferring property. If you do organize in GA, you will still have to file in IL as a foreign LLC. Talk to an attorney.

    It depends. In some circumstances, it's when you sign. In others, it's 3 business days after you signed. All disclosures should have been given to you when you applied for the mortgage.

    I'm buing a foreclosure and need to get a land survey of a single family property in Chicago. It's a regular Chicago lot 25x130. How much does a survey normally cost in Chicago? Can I obtain a copy of the previous survey? Thank you!

    A simple plat of survey will cost you between $250-$400. The old survey, if you can find one, will only show the encroachments at the time the survey. That means if a fence, new sidewalk, porch, addition, garage, etc. was built since the old survey was done, you may not know if you have an issue. Also, most lenders will not accept a survey that is greater than 6 months old.

    Have your doctor put in writing that your condition relates or has been aggravated by mold spores. Send the doctor's note to the management company. Also, you can purchase a cheap mold test kit from Home Depot. This will help show that the mold that got you sick was present in your apartment.

    If your landlord wants you out sooner than your lease states, he will have to pay you to go. There are protections from foreclosure for tenants, but you will have to exercise your rights. Contact an attorney to discuss.

    The first step s to review the lease to see whose responsible for this repair. If it is indeed the landlord, send a registered letter to the landlord stating that if the repair isn't made, you will make it and deduct it from the rent. You can also report it to 3-1-1 if it violates the city's housing standards.

    Send your lease to an attorney to review. He or she can tell you what your rights are. Assault, trespass, and battery are things to report to the police.
