    Air conditioning is included in the "mechanical systems" referred to above and, according to what you have written, servicing and maintenance of mechanical systems is part of the Operating Expenses. Whether the repairs are "servicing and maintenance" depends on what they were. Whether you are responsible also may depend on other terms in the lease. Consult a real estate or commercial business lawyer near you for further advice.
