    Fundamentally you can ask for a product whatever you want and it is up to the customer whether to buy. It is very typical to double your wholesale cost when you sell at retail and if you "buy right" you can of course do much better than that.A lot of this will depend on the availability of the product from other sources and what other sellers are charging.

    House was sold at sheriff sale to pay the taxes? If you signed the note you may be personally liable even though there is no collateral any longer as house was lost to foreclosure. It becomes a question of when did you default on the note, if you signed it? And has the statute of limitations run on the claim of the noteholder????? Is noteholder pursuing you?

    Yes, and no. Let me explain. Anyone can sue anyone else for anything.So on the one hand there are no guaranties. That said, if the business is conducted through an entity, be it a corporation or a limited liability company, and the formalities are observed, the assets of the individual owners should not be at risk when the entity incurs a liability or is sued. That is why we attorneys will typically recommend that a business be conducted (operated) through an entity.

    I wouldn't worry about it.You could perhaps agree to indemnify her if you default relative to the mortgage, but if you do default the lender will likely foreclose and seek recourse against you for the deficiency.That is her exposure, that the lender forecloses and then for whatever reason seeks recourse against her for any deficiency.If the property is "worth" more than the debt, the likelihood of a deficiency is reduced of course.

    It is impossible to generalize as costs will vary by county, state, etc. You are therefore encouraged to consult with your county recorder's office.

    I d be inclined to transfer title to him as soon as possible. Re fraud I would say you shouldn't be charged as there is no indication you had an intent to defraud but that doesn't mean that you won't be charged who knows? Prosecutors are politicians and there is no telling what a prosecutor might do if approached by your buyer.
