I agree with the previous response that transferring title to your daughter and son-in-law would probably constitute a breach of your mortgage and may allow your lender to accelerate and demand payment in full. Any transfer of ownership interest might trigger a taxable event with the IRS, limit your deductions for taxes and interest and if you ever need the proceeds from the sale of the property would require that your daughter and son-in-law agree to the transaction.
