    Pick your battles.... The lease is binding on both the landlord and the tenant. It appears they were good tenants for a very very long time and now you're going to chase them for 2 months rents ?!?! I'd say "walk away". If you do sue them, and good landlord-tenant lawyer can likely find a number of counterclaims to file against you. Security deposit claims; last months rent; separate metered utilities, maybe you charged them for water when you were not allowed etc etc etc... Again, pick your battles.... It may be the most expensive 2 months rent you ever collected !!!

    I think they should pay. Wait for the electricity to stop, then call the board of health to complain. I believe they will then pay to have it installed.

    A portion of what ? Security deposit ? If landlord is keeping a portion of your security deposit, call a local landlord/tenant lawyer. It's doubtful the landlord followed the law.

    As long as you don't willfully disobey a court order, you will not be arrested. Just make sure to obey the orders and show up to court when requested.

    Very good chance in court. File a small claims complaint and ask for 3x your deposit.

    Call a local lawyer to help you evict. You need to go to court to evict and if you were given a security deposit you really should have a local landlord / tenant lawyer help you out. You can pay a little now or a lot later.
