I recently had a type 203 Home Closing with a mountain of red tape (contractors, HUD forms, etc). Sherrill explained all of the paperwork (which was considerable) in detail and all of our documents were ready well ahead of an agressive closing date.
Eleventh hour issues arose, however, including a badly written deed and an incorrectly filed permit - (introduced by the seller's realtor at the closing itself). These she dealt with on the spot and the signing was successfully completed..... I later found out that I had only beaten out another prospective buyer by two days. Speaking with him (a neighbor, now) he indicated that he had become bogged down in the 203 paperwork.
My prior experience as president of my condo board in New Jersey had been that there was a vast gulf between a "good" attorney and an "excellent" attorney.... you generally find out what that really means After all has been decided.
