Not truthful

Basically did no work for me and then didn’t show up to a meeting that he set with the city. And now he kept the retainer fee.

Deplorable

I signed a retainer agreeement with Andy on May 16th, 2023. He was going to send a letter to my landlord about ongoing issues and hopefully resolve. May 16th was a Tuesday and he indicated he'd have the ltr prepared by that Friday. He did not. He indicates he will do the following wk. He did not...., this goes on for 3wks. The crux of our discusssions were me provinding necessary information and then continually asking, now, now, how about now?? On June 7th I terminated the agreement, per the agreement terms. Which indicated you could cancel and get a refund, if not services had been provided. I do NOT understand how this person can claim "services" were provided. When our exchanges were all him telling me he was going to do something and me asking when; until I decided to disengage. I had paid him via Venmo. He refused to do the same. Gave me the "checks in the mail". He then has the gall to only send me 1/2 my money. Claiming "services" were rendered???! It's appalling that a professional, as this person claims to be can conduct himself in this manner. I am baffled that this guy has some good reviews. Kristine

Kristine, you have left out several salient facts are: 1. I am also representing another tenant in your building; 2. Your landlord is a hedgefund, located in San Francisco, which is currently involved in several tenant lawsuits; 3. I had told you that you could greatly benefit by observing where my negotiations went for the other client, especially since I was dealing with landlord's San Francisco-based attorney, rather than with a local attorney; and 4. I did in fact draft the letter but I did not complete it while all of the above was involved. I have a number of excellent reviews because I do excellent work. i hired Andy Baker - not good experience

I hired Andy Baker, to help with what he advertises on his website: to handle the city of Los Angeles regarding ADU and other citations regarding housing. He did not do anything he said he would do, and he totally changed his pricing immediately after being hired. I have learned, he has taken many p...eople for a ride just like this, specifically from people such as Judith - who also posted here - (Pls note, Andy Baker tries to itimidate people to not post bad reviews about him, again, specifically, just look at Judith post here too), which i am certain is only reason you are not seeing many more reviews of this nature. Couple facts without listing too many, Specifically, Andy Baker tells you when you hire him for a city housing issue, that he knows MORE than the inspectors. I am not joking. He literally lists that on his site. I am not being ironic here. Anyhow, that should have been a real red flat, but he makes it seem he will help you with many issues, more than you ask for, such as "taking over all dealing with the city" if you pay a premium. Well, he offers you verbal guarantees, and references his promises in his literature, and makes it seem he won't charge you till he accomplishes the goals, but immediately changes his story (And the costs) to get you to just pay him to file extensions (which he also misleads you on - specifically, that he will "Handle all interactions with the city" (as he advertises in his pricing) - then he does do that, in fact, he literally has you go do everything with the city, but he pretends in the early days that he has "inside connections" and brags about "his relationships with top city inspectors and the D.A's office", but truth be told, I have connected with top supervisors at the city and they all say to be-ware of Andy Baker. They in fact make it quite clear you do not need him to file anything. And to be totally clear, he makes you file the extensions yourself anyhow. I am trying to write this as nice as I can out of respect to this site, but this fellow is really not upfront, and very tricky. I owe it to pass along this warning and only i wish I had read this before risking his constant aggressive demands for money

I don't know why you would say I did not do what I said I would, or that I changed my pricing. Everything was spelled out in our mutually executed retainer agreement and I did exactly what I promised I would do. I never intimidate my clients; ask all the ones from whom I've received testimonials. In order to perform the services that need to be done to help a client, I perform all the ones I say I will. But I cannot do everything, so filing an extension is not included because not everyone needs that service. As a COURTESY to my clients I fill out the paperwork and provide it along with instructions for filing so the client gets the benefit of the service without paying ANYTHING extra. I have an excellent reputation with the Los Angeles Housing Department, City Attorney (not DA - that's County; I don't know where you got that) and the Building & Safety Department and I can provide names of senior personnel at all those agencies; can you in support of your unwarranted accusations against me? I can handle criticism of my work but not out-and-out lies which is what you have provided in your anonymous review.
