Dealing with a difficult bargain

Upon discovering that my home contractor did shoddy work, I hired Steven Krieger to try to get some settlement in order from the contractor. The contractor was difficult from day one and despite agreeing to pay fought us at every turn. Steven kept his cool and made sure to continue to follow up so ...that an agreement would be reached. He would call me when it was convenient for me despite if it was an evening or weekend. I would recommend him and will use him for any issue in the future.

Feedback for Steven Krieger handled eviction

This was a landlord tenant matter. Steven handled the entire process for me quickly and efficiently. I had attempted the process myself, but in the end, the tenant said he would not leave except through the litigation process. Steven kept me updated through the entire process, so I was aware of wh...at to expect. Stevens professionalism turned a stressful situation into a positive experience.

Best Decision I've Ever Made

I suffered a massive flood at a townhouse I was renting in January 2014, which ultimately left my boyfriend and myself, as well as our two dogs, completely homeless. That’s in addition to the massive property losses incurred. Although the upstairs tenants were 100 percent responsible for what happene...d, it wasn’t long before the landlord, the upstairs owners and their shared insurance company felt like a united front against us. Within the first month, I knew we needed an attorney and started calling everyone I could find. Most didn’t even call me back, and those that did were dismissive and ridiculously overpriced. Steven Krieger returned my call within hours and I very nearly committed to him during our first conversation—within 24 hours I’d committed entirely. Honestly, it was one of the best decisions I’ve ever made. It turned out that we had a long and bumpy road ahead of us. Within months our landlord illegally moved to evict us, despite the property being essentially condemned and loaded with asbestos, at the same time the insurance company stopped funding our hotel accommodations. Steven’s guidance throughout the process allowed us to keep our sanity, which is something that is vital when you have to find a new home in less than five days, in order to avoid homelessness. He handled all communications for us and was in communication exactly as much he needed to be. When there was a lull in our case’s progress, there was a lull in billable hours—absolutely no surprises. He was extremely flexible with payment arrangements and methods, with a very reasonable retainer, and was very open and up front about billing. It was an extremely bad time for us financially, but even so, his rate never seemed unreasonable. Throughout the entire ordeal I maintained meticulous financial records, tracking every loss and expense. Although I tabulated our losses at upwards of $25k, I never expected to get anywhere near that, mostly because that number was reached assuming everything we lost was brand new, which obviously wasn’t the case. I figured they’d probably offer us half that in the end, and that would be fine. When we got a settlement offer in November, it was for just over $26k. I know for certain that Steve was integral to the successful outcome we achieved. Emotions were running so high for us at the time that it was impossible to keep a level head and deal the many roadblocks as they came. I highly recommend him to anyone looking legal representation in any sort of landlord-tenant dispute—or anything else really.

Surpassed expectation. Went the extra mile.

Steven is a very conscientious attorney who always puts his clients' interests first, as a good attorney should. He offers reasonable rates and is very conservative about billing, which stretches the budget as far as possible. On top of that he went the extra mile for us by doing the remaining work... pro bono, because he understood our budget limitations and the importance of what had to be done. I would not hesitate to hire Steven again.

Assistance with Tenant eviction

Mr. Steven Krieger was very responsive with a very difficult eviction problem. First, he would always respond within the same business day, if not, within the same hour. We worked with previous attorneys who were not as responsive. Second, he was very knowledgeable about Fairfax County Land...lord/Tenant law. With the problem of a tenant that was not paying rent (or very slowly - up to two months behind), we were advised that there was not much we could do. Mr. Krieger informed us that was not accurate and took several immediate steps to remedy our situation. Third, Mr. Krieger also dealt with our very difficult, unprofessional Property Manager as well as the non-paying Tenant on our behalf. After a difficult year, this was very helpful. He also worked to diffuse the situation and mediate. He was reasonable in billing. The only suggestion I have for clients that need to manage costs is to request invoices against your retainer on a regular basis (which we did not and it ended up being more costly then expected). Mr. Krieger is very professional, helpful, calm, and knowledgeable. All of these qualities are necessary in an attorney representing your interests.
