Legal advice on Title transfers and estate planning

I am his son I lived with him for past 14+ years last 7 or so years had severe dementia I was his caretaker 24 hours a day. He bought a 1969 mobile home in 2010 in stanton ca. He has paid lease for we could live. My sister same dad 2 days after he passed threatening she going to sell mobile home she had poa and was going to throw me out. Park is 55+ I just turned 54 they are asking for application they know me and do not have problems with me staying here. I just need to show I can pay the lease. The park manager mentioned to buy the mobile home need to go thru sister she has power of attorney which my understanding is it is no longer valid now that my dad passed. My dad did have checking account that had funds which my sister took and she also is trying to sell a 1969 280 mercedes. I don't know how much his assets are worth I would like to know what is my legal right as his son to stay in the mobile home and pay lease legally know or secure my sister will not be able to sell from under me. I also would like to know can I legally purchase MH and how. My sister financially abused my father from his social security and pension. mobile home still in my dad's name. HELP

I currently own a condo and want to know what options I have to make sure it gets to my daughter with the least problems after my passing. We currently have a transfer on death deed in hopes that she does not have to go through probate. She currently has her own home so I don't know if transferring my condo to her now would be a burden. Is there anything I need to have in place to help eliminate any taxes that may be charged if she takes over after my passing?

I need to make a change

I bought a house long time ago with my sister. We put our name as Trustee in Grant Deed. I have 65% and my sister 35%. Now I want to sell the house but my sister said never want to sell in the near future. I have separate Living Trust for the house for my adopted son. If i die, will my adopted son get the 65% share, or my sister will get my share? Thank you so much.

My uncle would like to quitclaim his 50% interest in a property here in the U.S. A, to his sister who lives in the U.S.A and is a citizen. My uncle is not a U.S. Citizen and has never filed a U.S. tax return, but his name is on the title. We would like to know what the tax ramifications will be for the quitclaim deed transfer of his name to hers, will be.

My wife and I both have TOD leaving the home to our children. What happens if one spouse passes away? Does the surviving spouse lose their home to the children? Our will stipulates that the surviving spouse inherits all the real and personal property, and the children inherit after both parents pass. Please clarify.

The mortgage is in both my Mom & her husband’s name but he has been deceased for several years. Her daughter lives with her & she’d like to add her adult daughter’s name to the title so that it can be in both their names in the event my Mom passes she wants my sister to be able to continue to live in the home & takeover the payments. Mom doesn’t have a will or living trust nor anything of value. What would be the easiest, most cost effective way to get this taken care of?

After our mother passed, the Trust owned 50%, and we owned the other half, but my brother would eventually be a 25% owner (half of her half). For the last five years, I've paid 50% of all property taxes and home maintenance. Based on the Zillow value, my brother asks for a 25% payoff to put the home in my name! An assessment was done at the time of her death. I have sold many properties in my life and know that the ultimate price of a home is much less than the sales price because costs to bring it to market. (We will need new floors, a new roof, and windows.) Plus, there's the real estate commission. He should accept 25% of the assessed value on the IRA 706 minus half the estimated repairs needed to put it to market and half the real estate commission. I do not want to move as my sons live nearby, and my husband passed away. I want a full title but need good ideas on negotiating a fair price to buy him out. He has stayed here and uses it for some of his mail (he lives overseas) but has done NOTHING to help maintain or manage the property. He lives overseas and has no desire to move here.

Our mother died 2 years ago and my brother is holding my part of the inheritance when he shouldn't be

I have property to put into an irrevocable trust. Do I need it notarized or just the deeds to the property when title is signed and then recorded.
