Legal advice on Landlord or tenant in California

I'm going absolutely nuts being sleep deprived for a year now because the Housing Authority does not enforce the lease. Complaints have been disregarded including two Reasonable Accommodation requests filed on behalf of myself and my minor child both having proper medical documentation and support. I included in our RA requests the neighbor's dog was aggravating our disabilities. They have since allowed the neighbor to get a second dog. Management retaliated against me by having me served with a Three (3) Day Notice to Quit stating "You are to permanently refrain from calling the police, CPS, and the public school" to report noise disturbances or child welfare issues against neighbor. I was calling the police only because they instructed me to do so when neighbors were loud and disruptive as they said it would substantiate my claims and help them build a case against the neighbor. They lied and used it against me. Many nights I sit in my closet, bathtub, or car to minimize the noise. I fear a mental breakdown. I contacted HUD many times and got no response because I don't have an attorney. No help from Legal Aid or Fair Housing. Other tenants here have similar complaints.

I have been a loyal tenant of 8 years in an old apt in Huntington Beach. I rented the top part of the unit which included 2 bed 2 bath and there was a wall that separated a studio unit downstairs when I moved in. I live w my daughter who is 10 and she goes to school here. I raised here all this time. The unit was occupied all those years and also the wall between us was removed in the middle of those years that was replaced w just a door. The lease was for 1 year in the beginning then it went to month to month and has been that since 2015. The unit downstairs has been empty now since last summer and since then my landlord, who is 95 and has altheimers, has given power of attorney to daughter who has informally introduced herself to me and has asked for me to pay rent to her. Ever since dealing w her she has been aggressive and accusing me of things I’m not doing to get me out of this place I feel to raise the rent higher as an entire 3 bed 3 bath unit, which I assume is her reasoning for the bullying and abuse. She turned off my electrical texting me 24 hours before doing so. Now she texted me to move in 30 days because she doesn’t trust me. I’ve never been late on rent.

We have a new landlord and he has gave us a 60 day notice to no fault, and the apartment are not in a rental condition and we ask for him to fix. But he still want rent after a 60 day notice .what can we do we have lived here for 25 years .

I have been complaining to my apartment manager, owner, and property management company for over 6 years! At first they would spray W40 into the roof! I even called the city out to look at the infestation! They also agreed I have a big termite infestation! I now have developed serious asthma and constant coughing! Scripps Hospital has diagnosed me with asthma and chronic coughing, which I now take medication for, my job requires me to walk constantly I am a usps letter carrier! Can I sue?

The landlord in Los Angeles has promised to apply the rent credit during remediation work, completed in February. It hasn't been done in March and I see the total payment request for April, too. I has been promised in official written 3-days notice. Now the manager is ghosting all questions regarding that. What can I do?

I live alone in an apartment that I rent. During COVID I invited a good friend to temporarily stay with me after he lost his home. The apartment and all the utilities are still solely in my name, and I’m the only person to have ever payed those things plus cable and so on. All the furniture is mine. But he is using my mailing address, including to renew his car registration. When I ask him to please find somewhere else to stay now he refuses. How do I get him to give me the keys back and leave for good?

A 60 day notice to terminate tenancy was posted to my door. The notice did not include information about relocation fees and stated I need to continue to pay rent until mid month of May. A signature was scribbled at the bottom and illegible and no printed name was typed to identify the signature. My unit is rent control City of Los Angeles and have lived in unit for 14 years. A vacant unit was available prior to notice but they rented to friends instead of taking possession. New owners have not wanted sign a rental agreement since 2021.

I am behind 6 month rent for my business, Owner serve me a letter today 03/23 to perform by paying full amount of $10,000 in rent Letterhead stating 3 days notice to pay rent or quit You are further notified that if you fail to perfom or otherwise comply, Owner does hereby elect to declare the forfeiture of your rental agreement under which you hold possession of the above described premises Would like to know what are my options here, do i have to leave within 3 days if i can not pay or i have the right to stay until they send an eviction notice to leave. I was served with 3 day on the 2nd and property manager asked me for rent on 8th. Doesn’t that void case?
