How will this affect my mom

My mom owns her home (over 50 years). She has a Lady Bird deed where in her death the house goes to my brother and I. My mom is still living.. however,, My brother is trying to file bankruptcy because he's in debt. How or will this affect my mom's house now or in the future should or when she passes?

In California, can you do a transfer on death deed when you have mom and 1 of 4 kids on mortgage refinance?

Mom has a property where 2 children live with her - her oldest daughter with identical name and a son. Her youngest daughter who doesn't live with her and works in mortgages helped refinance her mortgage as a co-signer so now is on papers with Mom. Mom wants when she passes that all 4 children have equal parts of property. Can it be done with Transfer on Death Deed in California?

Can I down load a lady bird deed and fill it out myself and record it?

I have 4 rental properties and it is cost prohibitive to have an attorney do it. I want to leave the properties to my daughter and not have to go thru probate. I have a trust but then it sounds like on my death the properties would have to be changed to a trustee deed then given to my daughter…more expense. I also would like the option of refinancing the properties and if it’s in a trust I’m not sure how difficult that would be compared to a lady bird deed. I live in Florida and on a fixed income, so the cost of $300-$500 per deed is cost prohibitive.

Can a POA activate a lady bird deep early?

I am the grandson and have POA for my grandmother who is in a long term care facility with dementia. She has a lady bird deed to give her home to her daughters, my aunt and mother, when she passes. Can I activate the deed early and transfer ownership to her daughters before she passes. Or can I, as POA, pads ownership of her home to her daughters early?
