Specific Performance - When the Seller Breaches a Contract to Sell You Real Property

Specific performance ("SP") is a contractual remedy that may apply to purchase and sale transactions for real property. More specifically, if a seller signs a contract to sell real property and subsequently breaches the contract by refusing to close the transaction, the buyer may sue and seek SP.
