Another question we get frequently is, does the seller need a real estate attorney? And the reality is, that when you’re selling a piece of real estate, you’re probably going to be getting a lot of money, and you want to make sure that you get that money. And so, yes, you do have a realtor, and yes, the realtor is protecting you in terms of the real estate transaction.
Of course, they want to make sure that it closes and that they get their commission. But sometimes little things can pop up that can make a deal go sideways, that are legally related. And so, it’s pretty good to have a lawyer by your side. And it’s kind of a little extra insurance that you’re going to have to make sure that the deal flies and that it goes according to plan.

The other thing is, a lot of times today wires get intercepted, wires get defrauded. And so, one of the things that the attorney will do is make sure that the wire instructions are sent properly to the title company or the escrow agent, and to make sure that the wire instructions to where you want the funds is, in fact, where the wire is going to go and not end up in some unknown country in Africa, for example.
And that does happen. And so, we want to make sure that our sellers are properly protected. So, I would advise that sellers typically involve their real estate transaction, do have counsel.
