If you borrow money, the bank wants some assurance that the structure securing the debt exists. The bank wants a licensed surveyor to swear that the structure exists somewhere within the outline of the parcel you are buying. The bank doesn't necessarily care about the exact boundaries, easements, or where the driveway lies.

What is a boundary survey?
At the other extreme, a boundary survey requires the surveyor to walk around the property, take measurements and "shoot lines," and take field notes. Back at his office, he will review documents and then draw an exact scale depiction of the property.
The drawing will show the exact location and length of boundaries, easements, improvements and access.
Why should I care, as the buyer?
A full boundary survey can cost thousands. But it also assures that your title insurance policy will cover any future boundary disputes between you and the neighbors.
A location drawing does absolutely nothing to solve future disputes.
