my tenant broke his lease and moved out of state. The lease stated he must leave all utilities on for 3 days after departing. He did not do this which caused me to notify all utility companies to restore service and wait for the billing for the three days charges to be billed to me. This caused me to be late getting him the damage deductions from his security deposit which by Arizona law says he must receive the balance of his security deposit within 14 days.
You have to send it 14 business days after his demand for it. 33-1321. You may still be within the timeline. If you get sued for the return of the deposit, you've just outlined the argument you'll make in front of the judge or hearing officer.
