I am renting a home with a large shed in the backyard. The backyard is fenced with one way in & out and the shed is enclosed in the fence. The shed has a concrete foundation & electricity. I was verbally told upon signing my lease agreement that the owner would be renting the shed out for storage purposes separately from the house. 3 months into my lease the owner rented the shed to a person who installed a garage door on the shed & who is doing work on cars & selling them on the property. There is a constant influx of cars in & out & at least 1 junk car is in the yard at all times. Not to mention the guy renting the shed & his friends spend hours daily out in the shed & come & go all day long. They are not loud, obnoxious or disrespectful- but they are strangers to me and 25 ft outside my home constantly. The backyard is always full of cars whether the cars being worked on or people who have come over & are working in the shed as well. My rental agreement states I am renting the entire property- does the landlord have a right to rent the shed to someone else? Again - I saw no problem with it being used for storage & someone coming now & then - but that is not what is happening.
For a good answer, you are going to have to let someone look at your lease. If this is all one lot, it would be unusual but not impossible for the same lot to be zoned for residential and commercial use simultaneously. Renting the shed for storage might well be within zoning restrictions, assuming the lease allows separate rental of the shed, but that is a lot different from renting it to a business that has people and vehicles coming and going all day.
