What's my liability as a landowner if a tree on my property falls onto a neighbor's house?

If good fences make good neighbors, then looming trees make for nervous neighbors. If your neighbor is offering to foot the bill to determine whether a tree could cause damage to his property, you save yourself some money, at least. If you disagree with that arborist's determination, hire your own and follow that person's recommendations. If a tree falls in the forest and nobody hears it, no harm and no foul. If your tree falls onto your neighbor's roof, you have an expensive bill on your hands. Good luck and I hope this all works out well for one and all.

You'd be liable anyway. Best let the arborist take care of the tree. A neighbor has the right to trim back any overhanging branches. However, if it's anything other than an overhanging branch that falls and causes damage--you're liable.
