I had a tenant (daughter and her parents) move in paid the first 3 months then disappeared and left the apartment trashed (dog feces in bags in the closets which attracted hundreds of flies). They all changed their phone numbers and the daughter is no longer at her job but the parents still work at the same location. I have all their information as far as signed lease, copies of licenses, w2’s, pay stubs. What should I do moving forward?
Dear Rosedale Homeowner:
I am sure you did not go through the trouble posting about your damaged home and runaway tenants without any thoughts about "What should I do moving forward?"
Have you turned into your Homeowner Insurance a claim for repair of damage after counting the tenant Security Deposit as your entitlement to spend?
Is the damage after insurance more than $5000.00? If you want a lawsuit then sue the tenants in Queens County Civil Court? If $5000.00 or less, Small Claims Court is available.
Are you thinking there is some other direction to take?
