If the HOA did file a lien (cloud) then it would be wipe out after the case is over. It does not make any since if the HOA did that. They would have to wait until the case is over in order to file a lien and foreclosure..
The quiet title action after a tax deed will seek to quiet the title as of the date the tax deed was recorded with the county recorder's office. If the HOA placed a lien for assessments due prior to that date, then the quiet title action should address that. If the HOA places a lien for assessments after that date, then those need to be paid by the new owner. I recently finished a quiet title action in a tax sale.
