I am a landlord that returned my tenant's security deposit 2 weeks late (after 21 days of her move out). She did not receive it 1 week after I mailed it (not certified mail). She was very angry and didn't believe I ever mailed it. However, she refused my offers to make a deposit into her bank account or drop off a check in person. She has now ceased communication with me. My check has not been cashed yet. Perhaps it is lost in the mail.
What is my best course of action to protect myself? Should I stop payment of the check, issue a cashier's check and mail it to her certified? Or shall I do nothing because she refused my offers of a deposit or check in person (both of which were made verbally and via text)?
