LA City RSO controlled apt. My cats are indoors. Landlord has claim from 2 different tenants it is my cat. I recently had a confrontation with these 2 different tenants and I gave them bouquet of flowers and extended olive branch/ etc- due to feeding a cat and trying to trap it to get it to local shelter- well who knew they would react this way?! Does landlord have the onus to prove it is my cat's ? Or are the two tenant's as witnesses proof enough? What can I do to "cure" -- no cat defecates there-- it is not a cat's nature.. If they do- they BURY it anyway-- and if a cat can't poop in dirt, really? But the UD court here in Long Beach- well there are only TWO judges- and they tend to do whatever property owners want! It will be a hardship to move out - I would need at least3
I don't understand the basis for your LL asking you to cure cat defecation. Is there a term in your agreement about not having pets? Perhaps about not maintaining the yard?
Two witnesses would likely be sufficient to prove that it was your cats who caused the situation. However, it isn't clear on what basis this is a breach of your rental agreement. Is there a city ordinance or other code that you have been cited under?
