I have a unit in a rent controlled area. Recently, my tenant brought herself a roommate. In the lease agreement only my tenant’s name has been mentioned. On the other hand, the lease states “ the premises shall not be occupied by more than two adults, unless required by law without the advance written consent of the lessor”.
My question is that if I can increase my tenant’s rent by 10% as required by the law and how I should proceed.
Since there was only 1 name on the lease and there are now two tenants, you should be able to raise the rent by 10% provided you give proper written notice at least 30 days before the increase takes efffect.
