I have a property in los angeles, rent controlled.
Can I have a lease setup where, at the end they can either sign up again or if I don't want to lease to them again they would have to leave?
Absolutely not. You cannot "contract around" the law. You can only evict your tenants for good cause,
Important things to remember: 1. The fact that I answered a question that you asked me on line, doesn't make me your lawyer. 2. Opinions are like noses--everyone has one. I just happen to think my opinions are right, but check with another lawyer too.
No. That would defeat the purpose of rent control. There are ways to structure the agreement so that you can remove them but you will have to pay relocation.
