My mother wanted me to have the house. She wrote what she wanted when she was in hospital.My sister and I were both there. We have an estranged sister who did not take care of my mother.I have taken care of my mom for 20 years. I have paid the taxes on this property for 10 years and put money into the house. My younger sister does not want the house.My other sister I'm thinking may.
You will have to probate her estate. Without a will the estate will be divided between you and your siblings.

Nobody has the authority to sign a deed at this point. Letters of Administration must be obtained from the Surrogate's Court in order to transfer the property. Since there was no will in place, the proceeds of the estate will be disposed of according to state law.
