The home is in foreclosure litigation where an unopposed motion for summary judgment was made in the Court of Appeals but was denied. An appeal must be filed by the end of the week but it is unclear who has the authority to file - what can I do? My mom was pro se.
You would need to get Letters of Administration (possibly Special Letters) and then you would have authority to file. Sounds messy. If there is money, use an attorney for best results.
Trust beneficiaries typically have certain rights in relation to the trust, however the window is short.
I know this is what every attorney on Avvo is going to say but you should engage an attorney immediately.
If you engage one today, a good probate lawyer should be able to help you navigate this situation and keep it from getting any further out of control.
Make a few calls and find someone you feel comfortable with.
Best of luck.
