Does the lease contain any provisions regarding "showings"? Usually, a good lease will contain language regarding a landlord's right to enter the premises under certain circumstances (making repairs, or conducting periodic inspections, for example) with reasonable notice to the tenant. If there is no governing language, generally speaking there is no legal restriction concerning the landlord's wish to start showing now; you are still entitled to reasonable notice, however, and the showings must be scheduled so as not to interfere with your "right to quiet enjoyment" of the leased premises. This sounds like something you and the landlord should be able to work out cordially, unless there are other problems.
Defer to the terms of your lease regarding landlord's rights to show the apartment to prospective purchaser's....regarding duration in conjunction with termination of the lease, notice to you regarding same, times showing can occur (should stipulate "reasonable hours"), number/frequency of times showing can occur, etc. If the time frame is within the referenced lease terms, try and achieve a mutually beneficial time that is conducive with your schedule so as to ensure that your right to privacy and quiet use and enjoyment is not compromised. First, review your lease to see if it has a clause dealing with a landlord entering the apartment to show the apartment to prospective tenants. Typically, if you have given notice that you do not intend to renew or if the landlord is not renewing you then the landlord can with reasonable notice schedule times for the apartment to be shown to prospective tenants. Landlord's do not want to be out of money and the sooner they can get a tenant to commit to a rental the better. You should discuss your concerns with your landlord and see if you two can't work out a mutually agreed upon time for the showings to occur. Good luck!

The law allows landlords to "enter the premises before the termination date of such lease" to show to a rental unit to "a prospective tenant, purchaser, mortgagee or its agents. There is no time limit in the law on how soon a landlord can enter or limits to their entry. As such the key word is reasonable. If you have given notice you don't intend to renew a September 1 lease, it is reasonable in Boston to show the apartment at the end of May to rent to those that would want a September 1 lease. As long as the landlord doesn't abuse the privilege by excessive showings or at unreasonable times, they are allowed to do so. For instance, three showings a day for two weeks without notice is unreasonable. Coordinating times that they can come once or twice a week until it's rented is definitely reasonable. Most situations fall somewhere in between. As long as your landlord gives you a heads up they're coming and will work with you if a specific time doesn't work, there shouldn't be a legal issue.
