The dryer is outlined in the lease as included in the price. The rental management company has known for more then a month that it hasn't been working properly and were notified the day it broke completely. I just wanna know what if anything I can do.
If you told them in WRITING--you may be able to use the courts to withhold rent--i.e. establish an escrow account with the court, and thereby force your landlord to fix it before he/she can get access to your rent money again.
If you didn't tell them in WRITING--you should immediately do so. The court uses such a document to start the clock ticking on landlord responsibilities and responses.
Sounds like your lease makes it clear the applicance falls under the LL for care and repair--that being the case, you MAY be able to recover some % of rent paid, you MAY be able to recover damages, and you MAY be able to recover attorney fees. Depends on other facts and circumstances you did not post.
