my lease expired at end of april I was served a notice of termination that lease is not going to be renewed yesterday I been in this place for 17 months never missed a rent payment at all always on time. I called the firm that is representing my landlord the reason I called is because landlord avoiding my calls. I live on the ground floor of a brownstone the termination letter stated that lease was not being renewed because apartment need to be rewired and has to be vacated never had an electrical issue at all I'm a very good tenant sounds fishy plse respond with advice is it worth a fight

In NYC a landlord has a right without stating any reason to end a month to month tenancy with nothing more complex than a properly served written thirty day tenancy termination notice.
From your statement it is not clear your landlord prepared a legal notice or properly served the notice. So you may consider letting a lawyer look over the letter informing you that the landlord will not renew your lease.

Since you live in a brownstone, it seems like your apartment is not rent regulated. Meaning that the landlord can ask for the apartment back at the end of the lease, or terminate your month-to-month tenancy with a 30 Day Notice. There's not much you can do to be successful on this case except for attacking the service of papers or procedural errors in bringing their claim to buy yourself some more time in the apartment. You will have to move apartments. The landlord's reasons are irrelevant. They don't need a reason. You should have an attorney review the papers to confirm my suggestions.

In the absence of rent regulation, your landlord is free to terminate the tenancy when the lease expires. However, you must be properly served with the Notice AND you must be lawfully evicted in court before the landlord can legally regain possession. This process will take several months.
