I live in HOA. There is the elected Board of this HOA. My understanding is that their duty is to do maintenance on the building. Is there a limit amount which they can spend for routine maintenance before they have to get all HOA members approval?
You must defer to the rules/regulations bi-laws of the HOA for the answer. There could be verbiage that places a cap/threshold on allowable maintenance expenses sanctioned by the Board, whereby any charges/expense in excess thereafter must be conceded to by a quorum vote of all the HOA members. On the contrary, the rules may give absolute discretion to the Board as far as maintenance charges are concerned. Moreover, the rules may mandate that voting must occur for all maintenance expenditures before such remittances can be made.
