I had my 3rd inspection in Aug 2016, this year landlord stuck me with $967 worth of repairs my rent was $625. I couldnt pay that. So Jan of this year he raised the rent to $775 So I paid that for Jan and Feb , around the 10th of Feb I got a 3 day notice called up there they said they applied it to repairs which put me in default. I ended up paying $1228 of FEb 10 2017 the rest of repairs, $775 rent , late fees, and the court cost he paid to file and eviction on me, My lease has been expired since Dec 2015. I served him a notice on Feb 27 about the repairs the same day he brought me a 30 day notice that he wasnt gonna renew my lease and wanted me out March 31,2017.
You were living month to month with no lease. They can basically do what they want without a contract in my opinion.
