The lease likely is binding upon the owner and voidable by the minor unless also guaranteed by an adult.
Practically this does not matter. Even were there no issue a tenant in NYS has the right to walk away from a lease and shift the burden over to the landlord to rent to a new tenant and mitigate damages.
